Maximaal 2 huisdieren/honden toegestaan. This villa is a charming and elegant property located in the hills of Umbria, near Umbertide, in the province of Perugia and not far from Tuscany.

The farmhouse, with a total area of 250 m², is arranged over two main levels, including a mezzanine on the main floor and a lower floor. It features a total of 4 double bedrooms, comfortably accommodating up to 8 adults and 1 child. There are four bathrooms, three with showers and one with a bathtub.

The main floor consists of a living room, kitchen and the first double bedroom with bathroom. The spacious living room features a fireplace, sofas and armchairs. The kitchen is modern and fully functional, with views of the garden and swimming pool. From the dining area, which has a table for ten people, there is direct access to the pergola, comfortably furnished for outdoor summer dining.

Above the living room is a large mezzanine comprising the second bedroom with bathroom, a built-in wardrobe providing additional privacy, and a relaxation area overlooking the living room. As shown in the photos, the bedroom on the mezzanine is open to the living room below. However, thanks to the layout of the mezzanine and the built-in wardrobe, the sleeping area remains private.

A convenient masonry spiral staircase connects the main floor with both the mezzanine and the lower floor. The lower floor includes a laundry room, wine cellar, storage room and the other two double bedrooms, each with its own bathroom, one with a shower and the other with a bathtub. The bedrooms provide access to a second pergola, furnished with a table and chairs for breakfast in the garden.

All windows and doors are fitted with mosquito screens. The villa comfortably accommodates up to eight adults and one child and is equipped with independent heating, air conditioning (at an additional charge), satellite TV and free Wi-Fi.

The villa features a large, well-maintained garden and a spacious illuminated swimming pool, making it ideal for guests looking for a relaxing and peaceful holiday. The fully tiled swimming pool has an electrolytic salt disinfection system and measures 12 x 6 metres, with a gradually increasing depth of up to 1.50 metres. The pool is open during the high season. During the mid-season, the owner decides whether the pool will be opened.

The garden, entirely laid to lawn and planted with olive and oak trees, surrounds the villa. It includes a patio with a pergola for outdoor lunches and dinners, as well as a barbecue area with an oven. The villa is completely independent, fully fenced and has a private access road.

Surrounded by nature and located within the Monte Acuto Natural Park, the villa has recently been reconstructed in perfect harmony with the natural environment and the landscape of the area. Original stone, wooden beams and handmade terracotta tiles were produced using traditional craftsmanship and techniques, respecting the rural character of historic Umbrian and Tuscan farmhouses. The attention to detail makes Villa Costa Piccola an elegant and welcoming country house with a traditional character.

The villa is ideal for peaceful holidays and for exploring the many beautiful destinations of Umbria and Tuscany. Located near Umbertide, it is conveniently situated for excursions to places of interest such as Perugia, Assisi, Cortona, Arezzo, Gubbio, Lake Trasimeno, Todi and Deruta.

The villa enjoys the tranquillity of the Natural Park, far from city noise and traffic, while being less than 7 km from the centre of Umbertide, where a wide range of services and shops can be found. Restaurants and pizzerias are approximately 2 km away.

Numerous recreational activities are also available nearby, including fishing, golf, tennis, horse riding, trekking and spa facilities. The villa is easily accessible from Umbertide railway station. Perugia Airport is approximately 25 km away, while Rome Airport is approximately 200 km away.
